How to Instruct Surveyors Inc.
From the moment you submit a case to the moment you receive a signed CPR Part 35-compliant report, every instruction follows the same structured process. Our bespoke case management system tracks each matter through to delivery, so nothing falls through the gaps and you are kept informed throughout.

Step 1: Submit your case
Submit case details online, by email, or by phone. We need the property address, contact details for the tenant or occupier, and any existing photographic evidence. The online form takes three minutes.
Step 2: Free triage assessment
Every case receives our two-tier triage before a full instruction is confirmed. Tier 1 gives you a rapid assessment of photographic evidence — a clear positive or negative on quantum of disrepair. Where Tier 2 is warranted, we calculate the quantum across every element of disrepair and provide you with a structured written assessment.
You only proceed to a full instruction if the case supports it. There is no charge for triage.
Step 3: Inspection
An RICS-accredited surveyor carries out a comprehensive site inspection. We coordinate directly with the occupier to arrange access, managing the logistics so your team does not have to. Our nationwide network means we can deploy a surveyor to any postcode in the UK without delay.
Step 4: Report preparation
The attending surveyor prepares the full expert witness report and Scott Schedule. The report is structured to meet CPR Part 35 requirements and includes photographic evidence, defect assessments, severity and habitability ratings, references to applicable case law and building regulations, and a signed declaration of independence.
